Field Reports is Casebriar’s evidence-led analysis of what UK letting agents are seeing in live tenant complaints. We separate published evidence from recurring operational themes, explain what the evidence can and cannot prove, and share practical implications for agencies.

What Field Reports are

Each report takes one tightly defined topic and asks what is actually known about it across the sector: what has been published, what agents are reporting, what has been measured, and what hasn’t. Every report states its sources, the period and geography it covers and the limits of its evidence, so it can be judged and cited on its method.

Letting agents say tenants are using AI to write longer, more legalistic complaints. This report brings together what has been published since late 2025, separates reported observations from measured data, and sets out how we plan to fill the gap. It’s for letting agents and property managers, and for journalists and researchers covering the sector.

Key findings

  • Agents and their trade body have been reporting AI-written tenant complaints since at least December 2025, but only as observations. We found no published count.
  • The published numbers are about complaints in general, not AI: the Housing Ombudsman made 7,082 determinations in 2024–25, up 30%, and didn’t attribute that to AI.
  • Academic research has documented AI-driven surges in submissions to government services, but not in UK lettings specifically.

Methodology and editorial standards

Our reports draw on published evidence and, where a report says so, anonymised conversations with UK letting agents and property managers and our own surveys. We state the period covered, source type, geography, sample where available, and the limits of the evidence. Reports are general information, not legal advice.

  • Observations are labelled as observations. What agents report is kept apart from what has been counted or measured.
  • Every number has a source. We link to the original, primary sources first, and leave out figures we can’t trace.
  • Complaint data stays private. We never use the content of complaints put into Casebriar; it belongs to the agencies using it.
  • Law is linked, not paraphrased from memory. Legislation links go to legislation.gov.uk, and guidance to its publisher.
  • Changes are dated. When a report changes, its updated date changes and the report says what’s new. Addresses stay the same, so citations keep working.
