What the checker looks for

  • Laws it names. More than twenty Acts, regulations and schemes that come up in tenant complaints in England, each with a note on what it covers and a link to the source.
  • Law that’s often misapplied. A flag when a complaint relies on something that doesn’t apply to a private let in England, or isn’t law at all: Awaab’s Law, Welsh or Scottish housing law, the Renters (Reform) Bill, section 21 after 1 May 2026, and parts of the Renters’ Rights Act that aren’t in force yet.
  • Sentences that state a legal rule. Any sentence that says the law requires or entitles something (“by law”, “you are required to”, “I am entitled to”, “under the … Act”), so none gets missed.
  • The issues it raises. Repairs, damp, deposits, fees, rent, notices, access, pets and more, each with the records that usually settle it.
  • Deadlines, sums and escalation. “Within 7 days”, compensation figures, and mentions of the ombudsman or the courts.
  • Dates. To line up against your own records.

What it can’t tell you

This is a quick check that recognises words and phrases. It doesn’t read the legislation, so it can’t tell you whether a legal claim is right, whether a section says what the complaint says, or what you should decide. Treat what it finds as a list of things to check, not as answers.

Your text stays in your browser

The checker is a small script that runs on your own device. What you paste isn’t uploaded, logged or stored, and it’s gone when you leave the page. Even so, it’s good practice to take out names, addresses and phone numbers first. The checker doesn’t need them.

From a quick check to a full answer
